Progress Lab 1422 (PL1422) is C-Space’s first building.

The PL1422 space contains a 1,800 sq ft black box-style studio with mezzanine and sprung floor, as well as common assembly space, media/reading room, light-duty workshop, production storage and kitchen facilities, plus administrative centres for the tenant organizations. PL1422 has provided a great boost to our collective capacity, and it is an achievement that directly benefits the wider community through programming partnerships and affordable rentals. PL1422 is receiving local, national, and international attention for its unique model, and we are wagering that more cultural spaces could emerge from PL1422’s continued success.

PL1422 is a rehearsal space. The Rehearsal Studio features:

Rental Policy 1. The Vancouver Creative Space Society (carrying on business as Progress Lab 1422 (hereafter “PL1422”)) a Joint Venture of Boca Del Lupo Theatre Society, Electric Company Theatre Society, Neworld Theatre Society and Rumble Productions Society and the renter agree that this agreement sets out the terms and conditions for the rental of the studio located at 1422 William Street, Vancouver, BC. 2. The rental fees are those set out in the following schedule. 3. Rental of PL1422 does not include any staff. The renter is responsible for designating staff as required for the purposes of the project. If PL1422 deems it necessary, a house manager may be called upon to supervise the project and secure the building and the cost will be charged to the renter. 4. Rental of PL1422 does not include any technical staff. The renter is responsible for designating experienced technical staff as required. The renter is required to communicate technical requirements and project schedule to PL1422 no later than 3 weeks in advance of the rental date(s). 5. The use of lighting or audio equipment belonging to PL1422 is available to the renter if specified in section 2 in this agreement. All costs associated with the rental or purchase of any additional technical equipment is the responsibility of the renter. 6. Any incidentals and consumables (i.e.: gaffers tape, construction materials, coffee, etc) required is the responsibility of the renter. 7. The renter must seek the approval of PL1422 prior to attaching any items to the walls, ceiling or floor using tape, screws and bolts, etc. The renter can only use methods and products approved by PL1422. Nothing may be inserted into the walls. 8. The renter is responsible for the cost of restoring the studio to its pre-rental condition. This includes removal of all scenery, props and costumes; repainting any damaged or altered surfaces to their original colour; and restoring the house lighting and sound plot. 9. PL1422 does not provide publicity or marketing services for rental projects. The renter is responsible for all advertising, promotions and publicity. 10. On public material refer to: Progress Lab 1422. The address is: 1422 William Street. 11. Use of the PL1422 is limited to the studio, with shared access (with the building’s tenants) to the common space (kitchen, rumpus room, washrooms and loading bay). Rental of the space does not include access to office supplies or office equipment kept in the common space without making previous arrangements with the PL1422 Administrator. 12. The renter must respect users of adjacent rooms in the rental facility. Noise levels in hallways must be reasonable, so as not to interrupt the activities of others. No smoking or loitering in the parking lot. 13. The renter agrees to ensure the following maintenance issues are attended to: a. The kitchen, rumpus room and washrooms are kept clean. b. Personal belongings and garbage of the renter are removed at the end of each day. c. The entrances remain locked at all times outside of business hours unless an attendant is assigned to monitor the entrance. d. The administrative offices and equipment remain undisturbed. e. The lights are turned off upon leaving the building. f. The overhead fans in the studio are turned off upon leaving the building. g. The loading bay area remains clear when not in use for load-ins and load-outs. 14. PL1422 provides janitorial services once a week each weekend. The stage manager or other designated representative for the renter is responsible for maintaining the studio and common space (including the washrooms, kitchen, rumpus room and loading bay) to ensure that all surfaces, sinks and dishes are clean and tidy and that full garbage bags are removed and placed in the designated garbage bins provided in the loading bay. A janitorial cost may be charged by PL1422 for any extraordinary cleanup or maintenance at the discretion of PL1422. 15. All equipment and materials used by the renter must meet CSA (Canadian Standards Association) standards and be approved by PL1422. PL1422 reserves the right to deem any use of the Studio unsafe and the renter agrees to undertake corrective measures at its own expense to meet the approval of PL1422. 16. PL1422 reserves the right to eject the renter for causing damage to the studio or threatening the safety of its occupants. 17. It is agreed that any permits and/or licenses required for the rental project are the responsibility of the renter and will be obtained by and at the expense of the renter. The renter will provide a copy of applicable permits and/or licenses to PL1422. 18. Parking in the PL1422 parking lot is available to the renter for load-in and load-out of equipment only. The PL1422 parking lot is otherwise unavailable to the renter. Adherence to city parking signage and any additional costs related to parking are the sole responsibility of the renter. 19. The renter agrees that it has fully inspected the studio and common space and that the renter has accepted the studio for the agreed purposes. 20. The renter assumes all liability with respect to their use of the studio. If any portion of the building in which the studio is situated or any property of PL1422 is damaged by the act, default or negligence of the renter or of the renter’s agents, employees, patrons, guests or any other person admitted to the studio by the renter, the renter shall pay PL1422 such sum as necessary to restore the studio, building or property to the condition that existed prior to the damage. The renter assumes full responsibility for the character, acts and conduct of all persons admitted to the building or any persons who gain access to the building due to the negligence of the renter securing the building. The renter’s failure to lock and alarm the building, after ensuring that all persons have left, shall be deemed to constitute the renter’s assuming responsibility for the acts and conduct of any persons remaining in the studio or obtaining access to the studio without setting off the alarm system. 21. The renter provide a certificate of insurance showing general liability and property damage insurance in respect of the studio and the building in which the studio is situated with a combined limit of not less than $2,000,000 naming Progress Lab 1422 (PL1422) and Vancouver Creative Space Society as additional insured. PL1422 shall be provided with the certificate of insurance prior to the rental date. 22. The renter will be responsible for keys and security of the space. One set of keys will be provided to the renter. The renter must ensure that the primary or alternate rental contact is present at all times while the space is in use. Keys shall not be duplicated. 23. The renter agrees that it is not and will not be an agent of PL1422, and will do nothing to cause or to permit the impression that it is acting in any way on behalf of PL1422 in any of its contractual dealings with third parties. The renter will indemnify and save harmless the PL1422 and from any claims, demands or suits, including the cost of defending such, arising out of or connected in any way with claims that the renter had, by contract or otherwise, created a liability on the part of PL1422. 24. This shall not be considered a binding agreement until PL1422 receives both a signed agreement and the amount specified as the payment due upon signing in section 2. PL1422 can cancel any agreement where the payment due has not been received within seven days of the signed agreement being received. 25. The security deposit, when collected, will be returned within 30 days after the final rental day provided the space has been left in satisfactory condition as deemed by PL1422 administrator and the keys are returned. A fee of $20 will be charged for each key not returned. 26. The renter will receive an invoice for any remaining balance owing plus any additional costs incurred during the rental period (associated to damage, incidentals, janitorial and staffing as outlined in this agreement) not covered by the Security Deposit. Final Payment will be due 30 days from the date of the invoice. 27. This Contract has been verified and is understood to be accurate by the renter. 28. This agreement is not transferable to any other group or person.
Cancellation Policy Any alteration or cancellation of this contract within the time frame specified below will make the renter liable immediately to forfeit a percentage according to the following: • 25% of Studio Rental amount forfeited if notice of alteration or cancellation received more than 60 days from the rental start date. • 50% of Studio Rental amount forfeited if notice of alteration or cancellation received less than or equal to 60 days from the rental Start date
